What does a RICS Level 3 Survey Include?
For a RICS Level 3 Home Survey we include a thorough visual inspection of the building, its services and the grounds, and an inspection of concealed areas, including roof spaces and cellars, which are normally opened or used by the occupiers, if it is safe to do so. Services are not tested, however, they are observed in normal operation. For example, they are switched on or off and/or operated where the occupier has given permission and it is safe to do so.


What Happens at a RICS Level 3 Survey?
Following the inspection, our Surveyors produce the RICS Level 3 Home Survey report. This includes an objective description of the form of construction and materials used for different parts of the property. It outlines the condition and provides an assessment of the relative importance of the defects/problems; information on the identifiable risk of potential or hidden defects in areas not inspected; proposals of the most probable cause(s) of the defects based on the inspection; an outline of appropriate remedial work, including the scope and the likely consequences of non-repair; and general recommendations in respect of the priority and likely timescale for necessary work.

A Level 3 Comprehensive Internal and External Property Inspection
A Level 3 RICS Home Survey is a comprehensive internal and external property inspection and the findings are presented in a report. This report provides you with detailed information on the condition of the house, highlights issues and offers advice on action to be taken to rectify issues. Please note that we do not provide estimated costs for identified works.

A Level 3 Survey costs more than the other home surveys because it gives detailed information about the structure and fabric of the property. We strongly recommend a RICS Home Survey Level 3 if you are planning to purchase or undertake major works on an old or large property. It is also advised for unusual or greatly altered residential buildings.
