Our Surveyors focus is on assessing the general condition of the main elements of a property. This intermediate level of service includes an extensive visual inspection of the building, its services and its grounds, however, no tests are carried out.

Concealed areas such as roof spaces and cellars, normally opened or used by the occupiers, are inspected if it is safe to do.

The RICS Home Survey Level 2 (Survey & Valuation)

Following the same process as the RICS Home Survey Level 2 above, this survey and valuation includes the surveyor’s professional opinion on the ‘market value’ of the property, an insurance reinstatement figure for the property, and a list of problems the surveyor considers may affect the value of the property.

A Level 2 Detailed Internal and External Property Survey, With or Without a Valuation

A Level 2 RICS Home Survey (sometimes referred to as a HomeBuyers Report) offers a detailed internal and external property inspection. Following the inspection, you will be presented with a report. This objectively describes the condition of the different elements with clear information on the condition of the house, grounds and services. Information on detected issues is included, along with advice on action to be taken to rectify these issues. We will also provide an assessment of the relative importance of the defects/problems. However, please note that the RICS Home Survey Level 2  (whether with or without a valuation) does not include advice on, or estimated costs for, repairs or ongoing maintenance.

This report is suitable if you’re buying or selling a conventional house, flat or bungalow built from common building materials and in reasonable condition.
