Home Surveys are undertaken:-

When buying a home

This is the purpose for which they are carried out, in the majority of cases

A mortgage lender’s valuation report is not a survey, but rather undertaken for the lender, to enable them to determine whether or not the property is reasonable security for the loan

An RICS survey will advise you of the condition of the property

This information can then be used to assist in price negotiations, and to help avoid expensive surprises with issues for which you might otherwise be unaware

There is an option with one type of survey – the RICS Home Survey – Level 2 (with valuation) which includes a valuation for your own purposes

When selling a home

This survey can identify any defects, which may delay a sale, or result in unplanned for reductions in the price later in the sale process

When staying in the home

This survey can warn a homeowner of the condition of their property. This can identify defects and help avoid escalating repair and maintenance costs in the future
